Commercial Borrowing

This is a way to borrow money as a business owner. You can use the loan to purchase premises, refinance existing debt or improve your business. We have many companies we can engage with once we understand what you want to achieve.

Commercial mortgages are not usually regulated by the Financial Conduct Authority. Commercial mortgages are arranged by introduction only.

Bridging Loan

This is a short-term loan typically taken out for up to 12 months pending the arrangement of long-term financing. For example, we have helped clients buy auction properties through bridging loans, enabling them to make the purchase, undertake relevant improvements to the home and then apply for a mortgage once the work is completed.

Not all forms of Property Development Finance are regulated by the Financial Conduct Authority. Bridging loans are arranged by introduction only.

Lifetime Mortgage

A lifetime mortgage allows you to borrow money against the value of your home in later life. You won’t need to repay the loan until the last surviving borrower passes away or moves into long-term care.

A lifetime mortgage is a long-term commitment which could accumulate interest and is secured against your home. Equity release is not right for everyone and may reduce the value of your estate. Lifetime mortgages are arranged by introduction only.

Second Charge Borrowing

Second charge borrowing is an additional loan added to your existing mortgage through a different lender. These are sometimes called secured loans. These are used, for example, to release funds for home improvements or to gift to family.

Think carefully before securing other debts against your home. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it. Secured and unsecured loans are arranged by introduction only. Second charge borrowing is arranged by introduction only.

We offer an initial free consultation to determine if we can assist you. Upon instruction, our standard fee payable is £250 followed by a further £245 once the mortgage offer has been issued.
